Overview

The mortar used in the construction of this 1904 Manhattan condominium consisted of a high-lime content that resulted in little or no binding between the mortar and the bricks. The mortar within the exterior walls was loose and powdery. The walls could be replaced for $1.8 million, but the high cost led the condominium board to look for an alternative.

Custom Solution

Cathedral Stone® Products tested its environmentally safe Jahn M30 Micro Injection Grout on a small section with success. Engineers continued extensive testing until the correct installation procedures and amounts of grout required were determined to consolidate the existing powdery mortar, to fill the voids between the internal brickwork, and ultimately to provide a structurally stable building. All Jahn Injection Grouts are free of damaging acrylic and latex bonding agents, polymer-free materials that allow for compatible, vapor-permeable, long-lasting repairs.

Scott Henson Architects hired Viles Contracting Corporation to complete the repairs. They drilled 1,435 holes into the building and pumped in 1,280 gallons of M30 Injection Grout—available in North America exclusively from Cathedral Stone. The entire project cost? Just $106,000.
